"My favorite LMG project was the SNHU facility in the Manchester Millyard. Starting with the acquisition of the Langer Mill and ultimate development of the new parking facility, it brought all of LMG’s core skills to bear: We saw land and a site where no one else saw it. There was an opportunity to do an adaptive reuse of a 19th Century Mill as a cutting edge cloud based company. Parking was at the center of the project, creating a supply of parking at a building built before cars were invented. Creative financing made the project feasible. This was P3 in its purest form, with both the University and the City as partners in the project"

As the founder and managing member of LMG, Peter Flotz has overall responsibility for the Company’s administration and strategic planning, as well as leadership of the Investment Committee. Mr. Flotz is based in Florida, and has additional project-based operations in New Hampshire, Virginia and North Carolina. 

Since starting LMG in 2003, the Company has developed over $1 billion of projects in the United States and has partnered with a variety of individuals, cities and well-known institutions, such as Fortress, Goldman Sachs, Wachovia, and General Electric.  

 

Under Mr. Flotz’s guidance and leadership, the Company has consulted worldwide on real estate development operations and large-scale solutions focused on revitalizing underutilized urban real estate and transforming it into valuable community assets. The core of this is a collaborative approach to cultivating decades long public-private partnerships with stakeholders, residents, businesses, government agencies, and public organizations. Notable projects include the Pompano Beach Pier Redevelopment, FL, Downtown Kannapolis, NC, the SNHU Millyard Buildings and parking garage in Manchester, NH, High Street Flats in Nashua, NH, NOVI in Concord, NC and Trenton Mill Redevelopment in Gastonia, NC.  

Credibility with the investor community and focus on public-private partnerships has brought opportunities to the Company that ensure below market cost site acquisitions, and government agencies as partners to most of its projects.  The ability to see sites that competitors do not and generate decades of tax producing projects means that many of the Company’s projects are synthesized when economic conditions are at their worst and government seeks cash flow the most.  The resulting non-correlated returns have provided superior results for their investors. 

Mr. Flotz earned a B.S. in Civil and Environmental Engineering from the University of Wisconsin in Madison and attended non-degree Graduate Studies in Finance at DePaul University, and has held licenses as a professional engineer, general contractor and real estate broker.
