Public Private Partnerships (P3) are at the core of LMG's mission. These public-private partnerships unlock value for our investors as well as government/public institutions by making use of underutilized assets and addressing the needs of the local community.
As you will see from the highlighted examples below, revitalization of neglected infrastructure and additional parking tend to be the most common request from our municipal partners. This adaptive reuse of public infrastructure and creation of needed parking facilities creates a symbiotic relationship that serves as a catalyst for urban revitalization.
One of our most interesting projects has been the revitalization of Trenton Mill located in Gastonia NC. The city has taken bold steps to create the FUSE district with a new community ballpark and knew the next step was to bring residential density to the area. The mill building was situated perfectly with the ballpark and was a valued part of local history. With a strong partnership with the City of Gastonia, LMG was able to bring the mill building back to life and utilized new market tax credits as well as private investments to fund the project. This was a great lesson in adaptive reuse, management of a brownfield site, and the impressive power of community involvement.

Kannapolis NC is a prime example of "Place Making." Envisioning a vibrant community where an inactive mill town once stood took determined creativity on the part of city planners and leaders. LMG is proud to be part of that process with the addition of the first mixed-use, multi-family residential project in the revitalization footprint. The Vida project added residential density, retail and a city-owned parking garage to the newly emerging downtown. After several years of operation, it is clear that city-owned parking has been pivotal to providing easy access for the growing number of visitors and residents alike. As with many urban locations, the City of Nashua, NH is diligently aware of the need for residential density and corresponding parking for residents and city visitors alike. During the design phase of The Flats on High Street, the city expressed this challenge and LMG was able to add a first floor, city-owned parking garage to augment their downtown parking capacity. With many businesses and residents in this downtown area, the parking garage has quickly become a local favorite, especially in the snowy winter months.
